How much is my rent?
Our rental amounts vary based on the number of bedrooms in the apartment or size of the property. Some of our properties include utilities and have been newly updated, which also factors into the rent amount. Please check our for rent page to find out what the rent amount is for the property you're interested in.
Do you charge an application fee?
Yes, we charge an application fee of $30.00 per occupant over the age of 18. Please see our tenant forms page to download an application and instructions.
Do I need a security deposit?
Yes. The amount of your security deposit will typically be the same amount of money as your monthly rent.
Do I need to pay first and last month's rent?
We only require renters to pay their first month's rent and security deposit before occupying the property. On a case-by-case basis we sometimes require last month's rent as well.
What type of background checks do you perform?
We perform criminal and credit background checks.
How long is the lease?
For residential properties, we prefer a one or two-year lease and commercial leases are typically longer-term.
Am I allowed to terminate my lease early?
Early lease termination triggers a termination fee. Please contact us for details.
Do you allow subleasing?
Yes, with the landlord's written permission only. Please please contact us for further information.
Are utilities included?
Some of our properties include utilities; please contact us for further information on this question and we will be able to notify you if the property you're looking into includes utilities. Alternatively, you can check our for rent page to see more information on the utilities about the specific property you're interested in.
Do you allow pets?
We do allow pets in some of our rental properties. We charge a refundable pet deposit per pet depending on the animal, breed, and size. Please check out our for rent page to find out if the property you're looking into allows pets.
How do I pay my rent?
Renters can use their online secure personal Resident Portal to pay rent via their smart phone, Tablet, or OC with their bank account or you can mail checks, money orders, or certified bank checks to our office.
Is there a fee for paying my rent late?
Yes. If rent is more than five days late, the tenant must pay a late fee. Tenants must also pay a fee for any payment that is returned or declined by any financial institution for any reason.
Who does apartment maintenance and what are their hours?
The Southbound Enterprises maintenance men are on-call 24/7. When a tenant's lease is signed, they will receive the contact information of our maintenance men.
Do you accept applicants with a criminal history?
We consider and accept applicants with a criminal history on a case-by-case basis.
